A lender list is not a strategy.

Some brokerages keep talking about having access to 100 lenders. It sounds impressive, but that alone does not mean much.

You do not work with all 100 lenders on every file. You need to know which lender actually fits the borrower, income, credit, property, province, loan purpose, and exit plan.

100 lenders sounds nice. Lender fit matters more.

That is where practical support matters. Not just a big lender list. Not just generic training. Real help understanding the file and where it may actually fit.

Lender access and approval are always subject to lender requirements, licensing, borrower details, property details, documentation, and file strength.

What you will be doing

  • Speak with Manitoba clients and understand what they are actually trying to do.
  • Review income, credit, down payment, equity, property details, and mortgage goals.
  • Work on purchases, refinances, renewals, HELOCs, private lending, and alternative lending files.
  • Help with self-employed borrower files where income needs to be reviewed properly.
  • Package files clearly before they go to lenders.
  • Communicate with clients, lenders, appraisers, lawyers, referral partners, and internal team members.
  • Follow Manitoba mortgage rules, brokerage process, privacy requirements, and file documentation standards.
  • Keep proper notes and records. No guessing. No sloppy files.

Who this is for

This is for someone who wants to build a serious mortgage career in Manitoba and is willing to learn the business properly.

  • You are licensed, or working toward being licensed, as a Manitoba Mortgage Salesperson.
  • You are located in Winnipeg, Brandon, Steinbach, Portage la Prairie, or another Manitoba market.
  • You are comfortable speaking with people and asking direct questions.
  • You can follow a process and keep files organized.
  • You understand this is commission-based.
  • You are willing to prospect, follow up, and build relationships.
  • You want to learn real mortgage files, not just rate quotes.
  • You care about compliance and doing things the right way.
  • You can work remotely without needing someone to chase you every day.

What helps

  • Mortgage, banking, real estate, insurance, sales, or financial services experience.
  • Knowledge of Manitoba real estate markets, including Winnipeg and surrounding communities.
  • Comfort working with self-employed borrowers, business owners, investors, and clients with complex income.
  • Experience with private lending, refinances, investor files, alternative lending, or commercial deals.
  • Ability to bring in your own business or build relationships in your local market.

Experience helps, but attitude matters more. I would rather work with someone honest and coachable than someone who thinks they know everything and leaves messy files behind.

Compensation

This is a contract, commission-based role. It is not a salaried position.
